The 610 West Loop Medical Office Building transforms a left-over slice of vacant land on the frontage of the 610 freeway into a high-quality medical office building. The building offers an upscale aesthetic suited to the City of Bellaire and its surrounding environment and includes garage parking with direct access to each building floor from each garage level. The overall site plan provides a user friendly and intuitive layout while minimizing impervious cover.  It also retains the site’s existing old growth Oak Trees along the perimeter and adheres to the City of Bellaire’s new tree ordinance.

Sketching

The main focus of the project was to optimize the amount of office and parking space onsite while preserving heritage Oak Trees along the perimeter and minimizing the footprint of impervious cover.  This challenge took multiple iterations of site layouts that allowed us to think through site constraints.  We ultimately arrived at a layout that located the parking underneath the building.

Another challenge was to create a façade that would be interesting to look at and in line with current upscale development.  We thought through how we could articulate the building façade so it would have depth.

The Design

While not yet fully designed, this project has hereto been a balance of maximizing space and efficiency, while meeting all site constraints and the code restrictions. If one variable was prioritized it would throw off the balance.  We are looking forward to this challenge!
