Cotino is a neighborhood development in Rancho Mirage, California, that will feature a large amenity site with a 24-acre man-made lagoon. The development includes two machine rooms that house the mechanical equipment for the treatment and filtration of the Crystal Lagoon, as well as operation and workshop spaces used by the lagoon operations team.

The Design

Developing the program required continuous coordination with the client and operations personnel to understand specific operational and storage needs. The West machine room consists of 5,200 GSF of occupiable area, including a machine room, chemical storage, workshop, and breakroom areas. The East machine room has a similar program but also includes office and conference room spaces for the operations team, totaling 6,500 GSF. The project team simultaneously completed programming and site development for both machine rooms. The sites were carefully designed to minimize impacts on the surrounding neighborhood, with special consideration given to site and building access, as well as parking lot locations, to ensure that delivery routes would have the least visible impact on adjacent residences. The floor plan optimized structural steel bay sizes and simplified the overall building shape to improve building system efficiency and minimize construction costs.
